ROW Affordability Analyzer
Can you afford this deal?
Send any listing in the US. We check it against your finances: cash to close, the reserves you'd have left, your debt-to-income after the purchase, and the specific steps that would turn it into a yes.

What's in every report
1. The answer
A big YES / NOT YET / NO, plus one line showing what would make it a yes, for example "save $67k more, or buy at $213k."
2. Your position
Cash needed vs. cash available, months of reserves after closing, and DTI before and after the deal.
3. Your next steps
3–5 prioritized moves with dollar impact: the cash gap, debt payoff and DTI, credit score savings, down-payment trade-offs.
4. The deal numbers
Rent from cited comps, financing at today's investor rates, every expense, cash flow, cap rate, cash-on-cash, and the 1% rule.
5. Your state's rules
Property tax, insurance and landlord-law defaults for all 50 states plus DC, including CA Prop 13, rent caps and transfer taxes. Every default is labeled as an estimate.
6. Plain English
No jargon walls. Every number shows where it came from.

How do I know if I can afford a rental property?
Check four things against your own finances: cash to close, months of reserves left after closing, your debt-to-income after the new payment, and the property's cash flow. The ROW Affordability Analyzer checks all four for a real listing and gives a YES, NOT YET or NO with steps to get to yes.
Is the ROW Affordability Analyzer free?
Your first report is free (one per email). After that it is $19 per report, or monthly plans: Starter $29 (3 reports), Investor Pack $49 (5 reports) and Active Buyer $99 (15 reports). Full refund within 7 days.
Does it pull my credit or need my SSN?
No. It asks only for ranges, never exact balances, account numbers, logins or your SSN, and it never pulls your credit.
Does it work in every state?
Yes. It covers all 50 states plus DC, with state property tax, insurance and landlord-law defaults labeled as estimates.
Can it include repairs or renovations?
Yes. The free ROW Improvement Planner (Buyer, Seller and Investor modes) adds an improvement budget with contingency, shows the value after improvements, ARV and the 70% rule, and you can attach your plan to a report request.
Is there a free tool to check my net worth first?
Yes. The ROW Net Worth Analyzer is free with no signup, keeps your numbers on your device, and shows your reserves, debt plan and income-producing net worth.
