What counts as an asset vs a liability (the Rich Dad definition)?

Updated · by ROW Home Solutions

Estimates only, not financial advice. This is general education. Your situation is your own; talk to a licensed professional before making financial decisions.

Short answer: in accounting, an asset is anything you own that has value, and a liability is anything you owe. The idea popularized by Rich Dad Poor Dad (Robert Kiyosaki) adds a practical test: does it put money in your pocket, or take money out? By that test, a rental that cash flows is an asset, while your own home and car usually behave like liabilities because they cost you money every month, even though they still count toward your net worth on paper.

The two-question test

  1. Each month, does this send money to me or cost me money? Rent, dividends and interest send money to you. Payments, insurance, taxes and upkeep cost you money.
  2. After its own costs and loan, is the net positive? A rental with $2,000 rent and $2,300 of costs is still taking money out.

See it with your own numbers

The free ROW Net Worth Analyzer shows two numbers side by side: your accounting net worth and your income-producing net worth (cash, investments and rentals, minus the loans on those rentals). It also shows how much of what you own is "working for you" versus "costing you," and a meter of passive cash flow against your monthly expenses.

Quick answers

Is my house an asset or a liability?

On a balance sheet your home is an asset. Under the Rich Dad cash-flow test it usually acts like a liability, because it takes money out each month for the mortgage, taxes, insurance and upkeep. The ROW Net Worth Analyzer shows both views.

What is income-producing net worth?

It is the value of things that can pay you (cash, investments, rental properties) minus the loans on them. It leaves out your home and cars, which usually cost money each month.

Is a rental property always an asset?

Only if it puts money in your pocket after all costs, including the mortgage. A rental that loses money each month takes money out until the rent or costs change.
